Mark Lubienski, Managing Director

Mr. Lubienski is the Managing Director of Osprey S.A.  Mr. Lubienski has responsibility for legal matters and human resources for the Osprey group of companies. Mr. Lubienski joined Osprey in 2013 after working for Ibis Investment Company, the family office of one of the founding partners of Osprey, since 1997.  Previous to working with Osprey and Ibis, Mr. Lubienski was the Controller and Chief Financial Officer for The Virtual Group and an Associate with Plante & Moran, PLLC.  Mr. Lubienski is a Certified Public Accountant (registered) and a Certified Financial Planner.  He obtained a BS in Accounting (Summa Cum Laude) from University of Detroit.


Michael G. Cottrell,  Chief Financial Officer

Mr. Cottrell is the Chief Financial Officer of Osprey Investment Company (OIC) and Osprey, S,A,. Mr. Cottrell has been with Osprey as its CFO since its inception in 1998, and is responsible for managing all aspects of Osprey’s financial management, accounting and banking activities. Previous to working with Osprey, Mr. Cottrell was the Chief Financial Officer of Lowry Computer Products, Inc., a national system integrator and was a Partner in the CPA firm of Gordon and Company. Mr. Cottrell is a Certified Public Accountant and is a member of the Michigan Association of Certified Public Accountants. He obtained a BA in Accounting from Michigan State University.

Wesley D. Marchal,  Director of Investment and Leasing

Mr. Marchal is the Director of Investment and Leasing at Osprey and is a member of the Investment Committee. Mr. Marchal’s responsibilities include transaction origination, underwriting and execution of acquisitions for equity and debt placement. In addition, he manages the leasing team and oversees the underwriting, review and approval process across the Osprey portfolio. Prior to joining the finance department of Osprey in 2005, Mr. Marchal was a Project Manager for a Ford Land / JM Olson Corporation construction & development partnership.  Previously, he was a Senior Associate at Arthur Andersen, in the Valuation & Consulting Group, responsible for the valuation of fixed assets and business units for merger & acquisition and taxation purposes. Mr. Marchal holds a BS in Mechanical Engineering from Southern Methodist University, and an MBA in Finance with honors, Beta Gamma Sigma, from Wayne State University


Scott A. Hechlik,  Director of Asset Management of Osprey S.A., Ltd.  

Mr. Hechlik’s responsibilities include asset management, project conceptualization and origination, strategic planning, budget development and project execution. He oversees the IT operations of Osprey S.A. Ltd. and its various affiliates. In 2006, Mr. Hechlik founded Osprey Construction + Development, a wholly owned subsidiary of Osprey S.A., Ltd. and was instrumental in its success. Prior to joining Osprey S.A., Ltd. Mr. Hechlik was a Project Manager with Turner Construction in their Detroit and Chicago offices.  Mr. Hechlik holds a BS in Construction Management, with a minor in Accounting from Michigan State University, and an MBA from the Ross School of Business at the University of Michigan. Mr. Hechlik is currently pursuing his AMDP at the Graduate School of Design at Harvard University.


Management Team

Kathleen Glass joined Osprey in 2000 after leasing and managing portfolios of multi-family and commercial buildings beginning in 1986, for institutional owners, private equity firms, entrepreneurs and trust fund managers under management contracts with Johnstown and Balcor Property Management, Allegiance Realty Group, Tishman West, Insignia, Coventry Properties and Cushman & Wakefield. The portfolios consisted of suburban and CBD apartment communities and office buildings, industrial and office with retail and high rise office with luxury condominiums. Ms. Glass, as Director of Lease Administration, currently handles the leases for all Osprey properties, and provides support and training for the property management program and day-to-day operations.  


Kathleen Augustine is the Property Manager for Osprey’s Michigan portfolio of 1.6 million square feet of office and industrial/flex real estate.  She joined Osprey in 2014 bringing 22 years of experience in property and facilities management to the organization.   Mrs. Augustine’s management skills have assisted direct, third party, and creditor owners of financial, commercial, industrial, retail and medical properties.  Her knowledge includes management of daily services, building renovations, and construction of new facilities.  She enjoys developing relationships and finding efficiencies to provide quality services and a professional environment to her tenants so they may focus on building the success of their business.  Mrs. Augustine holds a bachelor’s degree in business management from the University of Phoenix, a certificate in facilities management from Ferris State University, and the designation of Facility Management Professional (FMP) from the International Facility Management Association (IFMA).


Patty Del Villar joined Osprey in October 2012 as a Property Manager responsible for 4 commercial office buildings including one St Petersburg CBD Class A high-rise building and 3 suburban office buildings.  With over 25 years of experience in commercial real estate, Ms. Del Villar has managed all types of properties including commercial office, retail shopping centers, industrial, medical office, and multi-family.  Her commercial experience includes three top tier Class A high-rise commercial office buildings in the Tampa CBD; SunTrust Financial Center, Rivergate Plaza, and BMO Harris Building (formerly M & I Bank Plaza).  Ms. Del Villar has worked with Institutional third party owners to small individual ownership entities. Ms. Del Villar is also a licensed State of Florida Real Estate Broker.


Cathy Sterrett is a Property Manager with Osprey in the Northeast region of Tampa and has direct responsibility in managing a 350,000 square feet office portfolio. Cathy joined Osprey in 2006 as a leasing associate and was instrumental in the overall leasing success at Osprey by combining her market expertise and property management knowledge. She has over 18 years experience in the real Estate industry and began her career with Watt Companies, Inc., in Santa Monica, California serving as an Assistant Property Manager on a two million square feet portfolio containing office and retail properties. 

Ms. Sterrett holds a degree in Business Administration from Kennesaw State College and is currently pursuing her RPA (Real Property Administrator) designation with BOMA International (Building Owners and Management Association).   Ms. Sterrett serves on several non-profit boards and is currently on the board of Directors for the Hidden River, Tampa Oaks Owners Association and BOMA (Building Owners and Management Association) in the Tampa bay region.


Heather Bond is an Assistant Property Manager with Osprey in Sarasota, Florida.  She joined Osprey in 2007 after relocating from Boston where she worked in human resources in the music industry.  She has experience in Osprey’s leasing and property management services and currently assists with the overall operation of the Sarasota suburban portfolio.  Ms. Bond enjoys working to facilitate positive tenant and vendor relations.


Karen Finger joined Osprey in April, 2007 as an Administrative Assistant at Troy Officentre in Troy, Michigan.  She currently is the Assistant Property Manager, assisting Senior Property Manager, Kathleen Augustine, with the overall operations of the Michigan commercial office and industrial flex portfolio, which total over 1.6 million square feet.  Ms. Finger maintains tenant relations through coordination of tenant service requests and event planning.  She also works closely with all vendors preparing contracts and tracking insurance. 


Catherine Schlinz is a Tenant Services Coordinator with Osprey Management and has been employed with Osprey since 2012.  She provides direct support to the property management team and assists the Property Managers with day-to-day functions of the buildings.  Ms. Schlinz develops and maintains strong working relationships with the tenants ensuring issues and needs are responded to and resolved quickly by the appropriate contractor or service.   Ms. Schlinz is a graduate of Ferris State University and has over 25 years of customer service.


Clifton Schmult is the Director of Facilities & Engineering Management for Osprey. Clif joined Osprey in 2004 after a long career in Electrical Engineering and Contracting for fortune 500 companies.  Mr. Schmult is an AEE, Certified Building Commissioning Professional (CBCP), well experienced in all aspects of building construction, maintenance and facilities engineering. Working with the Osprey team and our specialized vendors, Clif provides a focus on providing Class A building functionality and comfort for all tenants, while protecting the assets for the owner. Past experience has included state licensure as a Building Code Official, Plan Reviewer, Electrical Inspector, and Electrical & Alarm System Contractor. Responsibilities include co-ordination of contractors and vendors, tenant improvement oversite, building and equipment preventative maintenance programs and the administration of the Impak Work Order System.
